I did the same as you, when I bought my first house. Fast fwd a few years and now I have a house with my own stables and horses at home. Sometimes you have to get your priorities right.

I bought some hkm breeches last year in Germany. They are great, wash well, etc. BUT, they keep sliding down, which I find very irritating. I probably need to try them with a belt.
My horse resents pulling (can't say I blame him). But then he got really silly about a solo combination too. When he has a paddy like this, I rig up cross ties and I am amazed at how quickly he stands still, they are like magic.
