You could in theory pop the donkeys on livery for a couple of weeks - maybe when you planned a holiday, then they aren't committed to be there all the time??
If it has been used for horses at any point in the past it may help to get the sellers to share any evidence they have of that - copy photos or hay delivery receipts or something. Then if (big and unlikely IF) someone with nothing better to do made a fuss you have evidence of past use.

It saves a lot of time resetting distances if the poles are a little forgiving to the odd tap and for babies if they totally mess it up and stand on them they don't end up tripping over themselves.

A 5 stage for a young horse isn't endurance - if you and the seller are both there you could agree to stop if he starts to struggle with any aspect.
If there is no room for compromise / a middle ground with some aspects of 5 stage done / some not done and if the horse has been happily in work...
I think a sensible vet could accommodate the age of the horse in a 5 stage. If there are certain bits the seller doesn't want the horse to do (and the vet agrees they are age related) then perhaps a 4.5 stage vetting.
