A place of my own

As the title suggests really. Are there any good sites to look at on the net to find a place on my own (in and around Nottinghamshire)? Or do you have any hints and tips form you experience of finding the perfect place. By place I mean anything from a paddock and field shelter to a small yard. I would consider buying or renting, I rent a house with my partner at the moment and would consider moving if we could find a property to rent with the facility I need (room for 3).
Don’t get me wrong I like the livery I am at, at the moment but would love somewhere that I could be my own boss. My girls want for nothing but to fund said fortune I need to work. I find myself apologising for being on the yard an hour earlier/ later than “normal” or being anti social as I can’t always do the social rides, bbq, Christmas ride ext. I don’t mind hard work and muck in all I can, but if you will have shavings delivered at 2pm how I’m I ever not going to be at work! Also if the girls were in the field together I wouldn’t get to the yard at the “normal” time to find they have been left out on their own to tear about as everyone else brought in early. (They are in separate fields at the moment as one is big one is small and one is a boy, they would run fine together I’m sure).
Your views on going it alone are also welcomed. I say alone, but my mum will muck in. My non horsey boyfriend is also a star and doesn’t mind helping as long as 10 women don’t jump out of there stables at him with the line “just the man”, “would you just have a look at this” lol, bless him he is a shy sole, and I wouldn’t be all alone as my ponies life partner (and owner) would come along as well. There would be teddies out of the pram all over the county if they were separated after about 15 years; they sulked when they were split over the fence into boys and girls! Bless them.
Thanks for getting this far, sorry for getting off point, any advise greatly appreciated. (Even if it’s to tell me to stop dreaming, such places don’t exist).

I'm in South Notts and have seen several small holdings sold at auction recently - get in touch with agents who specialise in properties with land, rather than general agents. Also keep your eyes open when you drive around, as often landowners have small signs up.
 
I will try getting in touch with some land agents in the new year, i search the internet sale sights but they never let me enter number of stables always number of bed rooms and location of nearest school (education not sand lol).

Locally they are held in various pubs, often only advertised on the sale board of the property. The agents would be able to tell you more.

You could do with talking to a building society first since you can't mortgage land on it's own.

We already had a small mortgage on our house and borrowed the money for our yard against it, spreading it over the same term as the remaining mortgage. Result, a place of our own with repayments less than the livery was costing!

This first winter has been bloody hard though, I get very, very little help from OH so have had to learn the hard way to be very organised and self sufficient. I do them at weird times of the day and night as I work shifts but being able to please myself is priceless
 
of course you can mortgage land on its own, with any of the agricultural lenders, for example, Yorkshire Bank, LLoyds TSB, Agricultural Mortgage Company and many, many others.
Another good thing to have a look in is Farmers Guardian as it is most rural agents first port of call for advertising.

A friend and I rent just over six acres, made into two fields and a riding paddock. We have a barn with six stables, plus a container body, which is used to store hay. Lovely hacking land around us

We're looking for our own place (house and land), but the prices round here are silly compared to other places (given that we're in the Midlands).

Primelocation.com and ruralscene.com are both good....check out the classifieds on HHO as there are "estate agents" listed aswell.

My local dream is a castle with oodles of acres and a moat....shame I don't have £17m!!!
