About to take on my own yard - insurance help required (also in Soapbox)

I'm about to take on my own yard of twelve stables. The yard has been vacant for about two years and is in quite a state (we had to remove thirty two large rotting bales of haylage from the barn at the weekend - not an easy task - and move a massive muck heap - thank God OH bought a tractor last week!).

My question here is........can anyone recommend an insurance company; we need public liability plus more. OH rang NFU to try and arrange insurance for his tractor and motorised wheel barrow but, as he's not a farmer, they couldn't help.

A good friend knew the previous yard owner and told me she had four break-ins to her tack room (which has a metal grill behind the door), one being a "ram raid" where they smashed through the outside wall to break in so insurance is a must. Yard is situated in a quiet, rural village, and nearest neighbours are lovely and said they'll keep an eye on the place, but obviously security is a problem.

Please can some yard owners out there help me, please!
 
Our yard is insured with NFU & it's not a farm.
KBIS insure livery yards too and are usually more reasonable cost wise.

Where on earth did you manage to find a yard to rent in Herts though?
