Adjacent Menage

Hello all,

I thought I would ask a question here that has come up with a recent planning application concern.

There are two neighbours. The first neighbour has a menage and the other neighbour has been granted planning permission to build another menage. The new proposed menage is to be build within ~5m of the first. My question is this, is there any risk, increased risk or danger involved with the close proximity of the two menages? There is not any screening between the two.

Any help or advise would be appreasiate.
 
I know A fair few yards which have got schools next together. I can't see any issues really as long as both are well fenced and maintained well.

The only issue maybe napping if one horse leaves the other school while the other is still working, or spooking say if one horse hits a jump the other horse may react.

But if the neighbours are on good terms I don't see any real problems,
 
Thought of one drainage, I don't know how it would affect each other but may worth thinking about if your run off would effect the other school and vice vesa
 
Why no screening? It could be that the two schools will be used for entirely different uses ie small child on little pony pootling about in one and big international show jumper in adjacent school, Could cause problems for small child. Also what if used for turnout - stallion in one - in season mare in the net.
 
i think there could be a slight risk of having them so close to each other. e.g. i wouldn't want to be trying to back a young horse in 1 manege if someone was jumping big fences or doing extended work in the other manege... horses, being herd animals, are easily affected by what other horses nearby are doing!
if the two neighbours are on good terms, and likely to be considerate to each other, then i doubt it would be a problem, though.
 
Drainage not an issue on site.
The neighbours are not on each others Christmas card list.

Thank you very much for all the replies, It has been most helpful. From the consensus of opinion I think as the two schools are not under the same ownership and therefore not under a singular control this is not advisable. Therefore full screening should be provided with evergreen planting or fence between the menages to limit possible problems.
