I am in a bit of a quandry with regards to my current yard situation.

Short version of long story. I was a livery at a yard 3 mins from home, ended up working there part time, yard was taken over by new management, I moved to a private yard with a friend. Originally didn't want to be on yard as didn't really think i'd get on with YM's (two girls experianced but not great with people but learning. One is the daughter of the YO).

ANYWAY, I'm in the process of applying for jobs which means i'll be working full time probably in central london.

The girl I share the yard with is moving so have found a family with two ponies (who are currently liveries at my old yard) to move in and i'll run the yard on an Assisted DIY basis.

Predicament is do I move back to original yard or stay where I am?

Reasons for wanting to move back:
-yard has indoor school, outdoor school, walker, decent hacking, good turnout. In the process of undergoing lots of refurb which will include bigger outdoor school, lunge pen, indoor stables all next summer.
-closer to home
-services offered, thinking of not being able to get back to bring in.

Downsides:
-more expensive
-yard run with more competition in mind
-no dogs allowed

Reasons to stay put:
-own yard and can organise how I want
-great hacking
-dogs can come with me
-cheaper

Downsides:
-no facilities
-have to poo pick/do all field maintainence
-have to pay for muck removal

Although where I am is probably cheaper I will end up paying a freelance person to bring in for me Mon-Fri so theres the added cost there. I feel awful for thinking about moving because family moving in are a-really exciting b-she's my hairdresser and c-because I've moaned about the yard in terms of it not being like it used to be.

I'm trying to think practically in terms of working full time and having two horses that I want to compete next year in full work. I've also said I'd offer services which although will only be feeding/rugging/turning out and putting in late night hays, on top of trying to get my two ridden and work full time and walk the dogs I don't know if its going to be too much? I'm also looking for a sharer for the boys to help with money and time and will have more chance if i'm somewhere with facilities.

I have 3 options-
Stay where I am, get a freelance groom to help do odd jobs, admit defeat in terms of not being able to ride as much.

Move back to old yard, try and find someone to share the yard with family so don't feel so guilty about leaving them.

Move back to old yard, keep on renting current place but get another two liveries and offer no services.

Help!!
