advise and help needed

Hi everyone,
just need some expert advise please. I have 4 acres of grazing land, ideally I want to rent them out to 4 tenants. My issue is before doing so, I would like to know how much traffic each grazing plot will generate. I suppose each tenant will visit the site once a day or twice a day????? Is the traffic movement is more than 3 times a day by each plot please please let me know.

If yes, then four acres is a small plot for that many horses and you could end up with a quagmire, especially if there are no stables or hardstanding. If they are smaller ponies, then it is more feasible.

Yes, each owner would come at least twice a day as it is normal to check horses twice daily. Would you allow them to bring friends and family to visit?

I would rent out in 2 blocks of 2 acres advertising each as suitable for max 2 horses/ponies - ideally you would only want 2 medium ponies on 2 acres unless there is hardstanding/field shelter or stables to shut them on in bad weather. Also from a welfare point of view horses/ponies are herd animals and should ideally be kept with a companion (not just over the fence but in same field).

If there is water/electric be careful how bills are split and also if fencing who is responsible for which bit.

Thx you so much for the info....yes there will be four shed type outbuilding on each plot. I suppose restricting them bringing friend and families is not an option.

What about renting to one owner with two horses or three ponies? You would have fewer cars coming and going and they could electric fence the paddock into two if needed and rotate the grazing when required. I still think that it would be wise to not overstock the land. Reseeding is expensive and the horses would need to be kept off it while the grass recovers if it gets really churned up. Or rent it for sheep.

ETA - I have three horses on 8 acres. I did have four on the land, but it definitely copes better with only three (clay soil).

do you have any details of an expert who can do a survey for me, due to the welfare side, and want to make sure I do the right thing. He can advise me if the plot is suitable for how many paddocks.

K123kal, not sure where you are, but lower down on this section of the forum a person (linzeypinzey) posted about wanting about 4 acres of land and stables, might be a whole lot less hassle to rent it to one person, if you are worried about numbers of visitors?

I would rent as one to someone with 2/3 horses as 4 acres isn't a lot and horses can damage the grass very quickly especially this time of year. You need to be able to rotate grazing to allow the land to rest or the grass won't grow as well next time and it will cost money aswell as time to improve.

Who is going to fence the land and who responsibility is it for maintaining the land and fencing.

You may also need to look into public liability insurance as you will have livestock and public on your land

well, i have six acres in total. I want to rent them but not sure what the legal requirement ( as in planning and other regulations). There are 4 shed type shelter scattered around but do i need planning permission for building stables and other license or permit to rent them out????? The land is near Tiptree.
