How much would you pay for a 5 bedroom red brick Victorian house with 10 acres of good grazing within 10 miles of Cambridge? Excellent road access and very close to local town amenities. Grazing is immaculate, no weeds, on well-drained sandy land, post and rail fenced with water connected but no stabling. Planning department have indicated that they would approve construction of yard and manege.

Am about to make an offer but property currently pretty run down and curious to know what it might be worth when it's all finished and done up. So how much would you pay for it in poor condition and how much when it's all finished with a yard etc.?

i have been trying to think of a price for you... but it could be anything from 450k - 1million depending on village/property.

i'd be slightly worried about why there wasn't stabling already there. have you spoken to planners? has anyone tried before?

in the current market, people seem to be looking for slightly run down houses (i viewed hundreds over the last year... and the run down/renovation prjects seemed to sell quicker and for much more than you'd think)

it sounds totally delightful though, send me the link by PM if you like and i'll tell you if i think it's fairly priced (don't worry, i won't steal it, we found our house eventually - had to move from cambridgeshire to lincolnshire to find 'the one')

if you're looking for equestrian property, i can REALLY recommend Rural and Equestrian (if you haven't already discovered them). even if they don't have something on the books at the moment, if you ring up the main guy (think he's called graham) and tell him what you're looking for, he'll keep his eye out for you. he's also very honest and lovely.

At least £750k. Ours is a semi detached 4 bed cottage in good condition on Essex Suffolk border (so around about the same distance from London / good location etc) with 1 1/2 acres and 2 stables and it was valued £350 last year
