anyone converted barn into stables? built stables? architect fees

oof, it could be anything really! Sorry - I'm a Landscape Planner and fees for that can range from a few hundred, into the ooo's depending on where you are and what the council want from you - are you in an AONB, Conservation Area? Is the property visually prominant?

First off I'd ring your local council and ask them their opinion on your site, they'll tell you if you need change of use, or can just stick an application in straight away. They can also advise on the level of detail they will require from you, and most councils have a list of architects they use regularly and should be able to point you in the right direction.

its agricultural land, next to our house, its quite a massive barn, an acre plot in total, and we are in the sticks, next to hills, and i think its an area of natural beauty. locals ( as local as u can be here lol a few miles away) have had stables granted before, but the barn is a couple of 100 yrs old

we are keeping it the same structurally, and got quoted for 2k by an architect, wud u say this sounds realistic/ballpark
 
2k - does that include him putting the planning application in to the local authority for you? Or would you do that yourself?

For that I would reckon you'd get a plan of both the existing and proposed barns, and sections and elevations of the proposals. If you are AONB, it's worth checking with the council before you submit that they don't want a statement covering Visual Impact - I do these all the time for barn conversions that look no different (!) but councils want to be seen ticking all the boxes!!

A hundred year old barn that is one acre in size? Did I read that right? I didn't think they made them that big all those years ago, largely because they didn't keep the amount of livestock then as we do now with more intensive farming methods. They wouldn't have needed a barn an acre in size. All of our larger sheds have been built since the 60's.

All of our old barns are brick built shippons. We've converted them to stables but didn't require planning as they inside was already divided up due to being isolation pens for cows. We just need front walls building to the "pens" to be able to put a door on and keep the horses contained. Of course, technically, if I needed to isolate more cows than we have isolation pens I would have to turf out some horses....although it's not happened in over 4 years and we do have plenty of other isolation areas.

the plots about an acre and a half, the barn takes up about 1/3 of it, in an l shape, the bottom line is a shippon, the longer line is the massive bit as well. then theres also an airplane hanger size hayloft for vehicles, hay etc, and another l shaped indoor covered bit which i want keeping for an indoor turnout on stupid weather days!

i dont think the shippin has the dividers in, the groundworks are there, but its not had anything done to it for a long time, so needs sorting before the monsters go in there

That's a shame, could've save alot of work had it already been used at some point for keeping stock apart.

The "dividers" as I call them are really supports for the ceiling I guess too. They are 16ft apart (give or take as they are not all exactly the same) all the way along the shippon and we just put a front wall 6 breeze blocks high along the front to make a stable. Ideal!

ill have another look incase, its got a bit of drainage, however, its also got some nice exposed aspestos, so tend not to go in for too long! LOL
 
Eeeek! We do have some asbestos on some of the farm sheds as they used it to make the sides years ago. We are slowly replacing them with Yorkshire Boarding when it gets damaged etc. However, we were told ours is not the most dangerous type and there is no legislation to make us remove it.... yet!

Our shippon was totally brick built with a tiled roof. Quite handy really. I do sometimes wish we had posh purpose built stables, but beggars can't be choosers. They are warm in winter and stay cool in summer, so ideal really.
 
can you not put up internal stables inside ??? call the calfing pens - also if you get the ones that bolt to the floor they can be moved so do not need permission !!!
