We have had a tempting offer on some of our land. As nice as the fields are (& right opposite our house) the downside is there is no hacking around us so I'd to have a look around and see whats available.

I have looked on primelocation but are there any others?

Most of the estate agents/ agricultural auctioners have web sites, not sure of your property or situation but be carefull a house with land is worth a lot more and if its your land you retain control of what happens, unless you can sell the land for development
prices it may devalue your propery by more than you get for the land.... just my two cents...

Your local estate agents who deal in land are the best to advise. I echo the above, the land may well increase the houese value by a lot more than just the land itself.

Thanks for the links, I will check those out.

I didn’t think selling the land (13 acres) would make much difference to our house? We bought the land separately and will still have the 3 acre paddock and stables which came with the house. To bring the horses back home I have to use the horsebox (which is my only choice with 2 of them) or lead / ride approx 200m along a busy 60mph country road. I think it is very unlikely that the land will be developed; a few years ago we did apply for pp for a barn (although I think OH got a bit greedy with the size) but got a flat no & haven’t pursued it. Would you keep it in this situation?

Only you know what is right for you... however I would think most people would like a little more land than 3 acres if you came to sell . and I would like to think I had control over what hapened opposit my house ..... you never know what other people can or would try on with or with out planning!! perhaps sell 10 acres and keep 3 near your place or aleast get your solicitor to put an uplift clause in and sensible conditions about its use,, do not leave it to the lawyer!! think about how it would work and discuss it with them ....

I would also consider the wider area in terms of what development is likely, where I live in Hants there are huge expansion plans locally and never say never. What may have been turned down a while ago maybe a golden goose now.

I'd also ask myself why you have had a good offer. If there is no hacking i'm not sure it would be horse people after it so whats the incentive to buy ??? Just a thought, has someone else seen its potential for development.

Personally I wouldn't sell. Land is a scarce resource and long term rental maybe the way to go.

If you do sell however you may want to think about an uplift clause so if development is granted in the future you'll be quids in.
