Biggest decision to make so far.... help me decide please

My BF and I are moving from Essex to Shropshire. We have to have moved by the 1st Sept for both our work.

We would love to buy but not knowing how work will pan out makes it too risky so we want to rent for at least 6 months.

We have seen 8 properties and narrowed it down to 3. They are all different and have plus and minus points.

Property A.
Rent of £550 inc water rates. C.Tax of £1,200 per year. Two bed Bungalow 20miles from work. option to rent a 2 acre paddock next door to bungalow for £10 per horse per week. No dogs (which is what we have been itching to have for ages although I have been looking after a spaniel for a friend with MS for the last 6 months) Real fire in lounge but oil fired heating elsewhere in house. Middle of nowhere!!

Property B. £550 ecluding all bills. 2 bed stone semi detatched in the middle of a lovely village. 12 miles from work. C. Tax of £1,046 per year. Real fire in lounge but oil fired elsewhere. Dogs allowed- but no grazing that I know of- no idea where the pony would go as havent seen livery yards nearby, although lots of empty fields/farms around the village.

Property C. £575 inc C.Tax, water and sewerage. longest distange from work at 28 miles. Character cottage- full of old beams etc. Gas Central heating. Dogs allowed- again dont know of any yards in this area- although a HHP'er did give me details of a yard 12miles away that we liked but not sure if i'll have the energy to do a 24 miles round trip when have already done nearly 60 miles that day.....

I dont want to make the wrong decision as I might not be able to find home for the pony!!!! but also dont know if I want to be in the middle of nowhere when I dont know anyone in the area?
also we have to pay over £200 to 'apply' to rent the properties so I cant change my mind..... what would you go for??
 
B- I couldnt be without my dogs. I would investigate liveries/fields before commiting though! Best bet is to drive round, bisit the farms-word of mouth if by far better than intyernet as most places dont advertise.
 
I was in a similar sort of situation few years ago...I'd say if you are reasonably certain you'll rent for a short period then the type / style of house isn't so relevant as finding a yard / grazing for horse and sorry to say, if you don't already have a dog, neither is the issue of whether they will take pets...you can adress those when you are thinking of buying.
I made decision to live closest to the horse and extend my drive to work..and that has really worked out for me.
And don't worry too much about being in the middle of nowhere, I found that even moving to a new area, having a horse meant that I quickly got to know like minded people.

Thanks folks- something to chew on- my main difficulty is I am having to go back and forth between the two counties- which is a big expense and a headache- no time to rest. plus im judging a show this weekend so can pop down at the weekend to have another look around! this is so difficult.

Just a thought, what about asking the landlord of property A if you could pay a larger deposit to cover and dog damage or de-dogging cleaning when you move out?

Not saying your dog will chew everything up and be smelly of course!

A because if you dont have a dog at the moment then thats the least of your worries. When you buy you can get one then.....

(sorry- sounds a bit harsh - I dont have a dog although would love one but in your situation then you need to think about mileage and home for your horses first before 'an unknown')
 
The paddock only comes with the house unfortunately. The landlady said the only reason she didnt want a dog was because she had two and she didnt want them barking to each other over the hedge (where the landlady's garden is) I guess the dog is such an issue because we have saved up to buy one and we have waited 6 years, so were excited about the prospect but I suppose another 12 months of waiting cant hurt.

Next Q- will 2 acres support 2 Natives all year round with no stabling?
