I would be most grateful if someone could refresh my memory regarding the laws about building stables in the garden. We are going to view a property with a largish garden soon and the idea of building a couple of stables for use in the winter has occurred to me. I would also need to provide an area of turn out , this would be a wood chip yard.
the house is in a conservation area. I already have stables and grazing but they are separate from my house and it would be handy to have the horses at home during the winter months.

I built 2 stables in my garden. I rang the planner to ask if I needed PP. I wasn't asked any questions regarding conservation areas or similar but was told that providing the stable was at least 12 metres from the house I did not need PP. One of my neighbours built 4 in their garden and another 6. None of us needed PP.

This an apparent very old loophole in planning from the days when folks needed a horse for transport etc (or so I was told)

Curiously though, I had to have full planning for 4 stables in my field and the cost of that was determined by the size of the concrete pad that they were built on.

I would ring the planners and ask hypothetically what the local requirement is.

As far as I know, you don't need planning for any structure that is in the curtilage of your garden. I'm not sure about the 12m from the house bit, but sounds about right.

Our stables were just outside our garden boundary as it stood, so we needed planning.
