Building An Arena On Rented Land??

I have been renting private land for my horses for nearly 5 years now, the owner lives on sight and I have built up a very good relationship with her over the years.

The only thing the place is lacking in is schooling facilities and I would love to have an arena on sight (bearing in mind I now have a youngster).

I was wondering if I could pick your brains about how I would stand building one on rented land. I will definately be staying there for the forseeable future and the owner is very happy with us and obviously she would have to agree to it and get planning permission.

Would I pay for the arena solely myself? Or would she contribute bearing in mind if we do move out she could up the rent and it could be investment for her? But what would happen if circumstances changed and I did move away or the owner decided to sell up? I can't take it with me lol. Would we legally sign something?

I am so happy there and do not want to move somewhere else just for an arena but would this be a wise thing to do?

No. 1 you need planning permission.

No. 2 seems like an awful lot of money to invest in a property that's not yours......
 
I would not bother to be honest. Relationships are great until they fall out! And it would be a huge expense that you would never get back. I can't see how an agreement would work in the event the arrangement fell though.
I rent a field and needed a stable for my horse on site, so I arranged permission with the farmer to put up a mobile stable. This works a treat because if I can no longer have the field I can take the stable away and have it put up in another field...can't do that with an arena as you mentioned.
 
The obly way for it to be logical is if she pays for it and increases your rent to cover the cost. - so an long term investment for her

eg "say about £20,000 or so for arena, you pay in region of £2,000 a year additional rent.
 
I wouldn't bother. what I would do if there was a relativly level area of field near the yard would be to electric fence this off make some low level kick boards ( like the dressage one) and use that. there are some powerful halogen lamps that run off the mains that could be used at low level to provide light should you need it, that shouldn't create too much havoc with the neighbours
 
But that would make a pond when it rains and a dustbowl when it's dry - the key to an arean is drainage and surface.
 
Definitely don't bother. You won't build one for less than £10k and it's dead money if you fall out with her, she might die or sell up, you have no idea what may happen in the future.
I doubt you could get anything to hold up in court either as you were never owner of the land.
There is a method called share-farming where you have a legal agreement stating who owns what and what you are entitled to take if you go, in our case we had to pay our tenant £15k if we wanted her to move off before her 15 year lease ran out. After a few years she drove us potty and we paid her off with a lower amount , keeping the £19k Deer park fence she had invested in here.
(she really was mad honest, and told us my husband was having an affair with her and she spied on us every night when it was dark, it was worth the money to feel free again, he got so furious at her fabrication he tried to drive through a massive gate with her clinging onto it, but that's another story..))
Trust me, as someone who has been involved with a tenant who invested money in our property, you shouldn't do it..
