Building stables at home and renting a yard?

I'm lucky enough to be moving next spring to my dream cottage, currently 1/2 mile from my rented yard. I want to put some stables up there as i pay in excess of £400 in livery at the moment for my 5 horses.

The idea is that i put up 3 stables - which i understand is the max amount you can put up before it's looked apon as a business (i do buy/produce/sell 1 or 2 horses a year) and move the 5 and 6 year old to the cottage. Hopefully i would have sold my 4 year old by then so will only have to worry about 4!

That will leave my mums 16 year old and my livery a 2 year old filly at my rented yard (where there is also my arena). This will then mean that i will only have to pop over to muck out once a day as my mum will turn the 2 year old out when she does hers, i can then muck out and bring in later (in winter, they live out 24/7 in summer).

Having my boys at home will be fab as i can do them at my leisure, we are renting the field next door so when i look out of my office i can see them! Hacking to the school will take 3/4 mins and is no different to what i do now as i hack up the road for 5/10 mins before i go in the school anyway with the youngsters.

My question is - am i right in moving the competing horses to the cottage or should i leave them at the yard and move mums and 2 year old??

The long-term aim is that when the 2 year old (she will be 3 next spring when the move happens) is broken and goes back to her owner i will then also move my mums horse to my yard - hence 3 stables. Therefore no livery costs, i will just pay as you go on the arena.

Thoughts please?
 
sounds super! Could you not move them all straight away? 5 horses 3 stables, if two could live out 24/7 it could work or if some of them did in during the day out at night and the others did the reverse.......
 
If you have enough grass on your rented field I would move them all home, If you have to have them all in at night perhaps make a 4th stable from a mobile field shelter with a door kit and rubber matting on the floor. When your numbers reduce down to 3 you will then have your field shelter to use as a field shelter. Esp if you can pay to use the arena at the old yard.

or do as Katt suggets two in two out - this is what we are going to do this year because one of our fields is about to be re seeded so out of action until the spring.

Would love to have them all at home but would need 5 stables then as mum won't let her beloved winter out (!) and neither will the livery. Slightly worried about building more that 3 stables as i will then want to fill them all! 3 is perfect, one for my eventer, one for horse for sale (although this may cease as i'm madly in love with current 5 year old - so he may stay!) and one for mothers beloved. Good idea though so may have a ponder on it and loosly suggest to mum...must make sure i have good running shoes on first!
 
Albeit Im in Scotland (and on a small farm), I was allowed to build a mini barn which had 4 stables and tack room for purely private use. I dont think 3 stables is a hard and fast rule, so if it is private use its worth building the extras, not much extra cost. The issue may be more whether it is private or whether the low level dealing activity makes the council too nervous? But no of stables wise it might be worth a go.
 
Under planning law there is no restriction on the number of stables you build but you will require planning permission. You may also require planning permission to graze your horses in the fields if it has not been previously applied for and you have documented proof of it.
If you are carrying out a business (i.e selling horses etc) then be aware that business rates may apply and depending on the area can be about £7.00 per week per stable..
