buying a house with land? where to look?

I cant find anything!!! I am finally getting my inheritance through, and am looking to buy a house with land of around 6-10 acres in the home counties (berks, bucks, surrey, sussex kent etc ) with stables and a menage - or PP for them at least. i dont want a big house - 4 bedrooms as an absolute push - 3 is an ideal though but would also look at 2. looking under 900k - dont mind a fixer-upper just not totally dilapidated!

does anyone know of anything for sale??? anyone fancy finding me a nice house? or where to start looking? zoopla/find a property arent turning up much, im also registered with churchill, equus etc. Would love some recommendations of local rural estate agents!!

I found Primelocation is good. You can put in the search for the house, price, area etc and then add acres or stables as a keyword.

Ruralscene also specialise in equestrian properties

There is a really nice barn convertion in my area
Hartlip nr Sittingbourne
It is a lovely place fields could do with a little more maintaining but there are other paddocks so the other can be rested
It's in a after sort area too beautiful countryside
I do believe it doesn't have a sand school but I think has planning permission
Local sandschool can be rented tho which is 5 min ride

It has about 6 and a half acres and 7 stables
Really nice place as I say paddocks could do with a little tlc but as I say there are many others to help rotate if it's only your horses keeped there
Not that bad tho so still useable
It does have a big open storage barn to
A big drive way and front gates all very surcure and
As I say absolutely lovely area plenty of places to hack and horsey area so plenty of people to hack with
Inc myself
Just a shame Ive just brought my house otherwise I would snap it up

There are not alot about at the moment- seems to be one extreme or the other down south!

When we moved we looked at Rural Scene, H&H, and eventually bought through East Anglian Equestrian but obv your not looking up that way (shame as there are shedloads of properties that woudl meet your criteria!).

Think Rightmove need to add an acreage thing as dont think they have that at the moment which would be handy- prime location do but they never seem to have as many properties!

Damn, got the location (10 mins from M40, 20 from M40, also 10 mins from railway and half an hour to Paddington), got sufficiently few bedrooms but not got enough acres (though think a neighbour over the road might be open to rent) nor the menage, but circumstances dictate that we may be looking to move in a couple of months.

Nice place going in sussex, 6.75 acres, menage, 5 beds, quiet lane, good hacking but going for offers over £950,000. look at Henry Adams , Horsham. Expensive area you are looking at so this looks a bargain to be honest

thanks dubs - have pm'ed you - i have also seen the one you pointed out bt the indoor is pretty small - 30x17 i think. tho i have spoken to the agent and will be going to have a nosey!

Holly - i love Horsham, but i cant be doing with heating bills on a 5 bedroom house with only 2 of us!

******* - my OH needs to commute to London daily ( i am a nerd so i dont have to thank $deity, i can WFH ) so east anglia is a bit too far sadly :(

Thanks Loz - unfortunately of those property one has an equestrian tie, and the others have terrible hacking :(

will check out countrylife magazine thanks loads :D

Please don't take this question the wrong way - but I have just looked on East Anglia Equestrian and there are some amazing properties there which look just so cheap - the same properties where I am in the Lake District would be three times the price of these, if not more. Why is property so cheap in these areas? I've never been to the area, so I know absolutely nothing about it.....having looked at the website I could easily be tempted to move there!!

East Anglia is out on a whim a bit, in the middle of nowhere - hence the prices. It's a bit like West Wales, which has beautiful scenery and lovely houses yet because its miles from anywhere of any significance the house prices are astonishingly low. (A friend of mine was looking there, you could buy a 5 bed georgian style huge great big house with 5 stables, acres of land and menage for £350k!).

Try Lambert and Foster,or Hobbs and Parker for Kent.Equus is ok too.Page and Wells often have equestrian property too.Lucky you,wish i had enough to buy a house and land,as prices are still high in Kent.

Just thinking of putting our house on the market, (haven't yet), it's in Essex on the Suffolk border line. It's semi detach with 5.5 acres with post and rails, stables and a manage with lights, good hacking :)
