Buying land for horses not next to house

Has anyone purchased land away from their house to keep their horses. Some land has come up for sale near me, which is about a mile away from house probably not even that. But it is not next to houses but sheep or empty fields although it is near a road.
I'd be really interested if anyone keeps their horses like this, if they share the land for company or save it for themselves. Do you spend your whole time anxious about the horses, have you had problems with theft or anything else.

My land is exactly 2 miles away from my house, same town but the other end. There are a few houses around and everyone I know who passes always looks out for the horses and lets me know if anything is wrong. The only time we have had intruders was when I parked an Ifor Williams trailer there and it was stolen. Apart from that it's my little piece of heaven. I hope it all works out for you.
 
Our paddock is about a mile from home, down a country lane. There are a couple of houses on the lane but nothing overlooking the paddock. We know a few of the people who use the lane and they tend to glance across at the horses when they drive by. We've been there 15 years without any real problems, apart from one break-in to the tack room when the generator was stolen. We don't keep anything of value there now (apart from the horses). We've only got 2.5 acres and three ponies so not enough land to share with anyone else.
 
My field is 400m away from home. It's down a farm track, tucked away from the road. I don't have horses at the moment, but I used to get quite anxious, but then I used to feel the same when they were in livery 2.5 miles away. We can't all afford the acres of paddocks right outside our back door, so my advice would be that the distance shouldn't put you off.

You could install cctv and keep your eye on them remotely from wherever you are - I think battery/solar units are available now at an affordable price.
 
Thanks everyone that's really reassuring, just had another thought what facilities do people have and have you found it cheaper or more expensive than livery. It's not really about the cost for me more long term benefit for my horses and I.
 
My fields are behind my house but I can't see every paddock from my house. My horses are on their own; no other horses around just open fields behind. Will your horses cope being isolated? Mine have always been on yards the smallest being 5 horses (I had 2 then now 3). It took them a while to adjust but as one of mine is naturally a bossy boots and always field boss he marches the others round and they settled.

Security would be the issue for me; I know people say don't leave tack on the yard but my horses are worth more to me (sentimental reasons two are retired so "worthless").
 
I bought some land down a lane half a mile house. There is a house 300m away and the road is heavily used by villagers walking dogs, touch wood I have not had any issues yet ! but I don't keep anything of value there. Just starting to look into how much electricity would be to install as ideally would like a security camera but I think a new electricity supply will be upwards of 15K ouch !
 
Our land is a third of a mile from our house. Kept the boys there for the last 12 years. It does have it's drawbacks at times when you forget stuff etc but it's my little haven. Love it. I don't worry too much although at first I did until I got used to the idea.
 
I bought land 6miles from my then house (then I moved to 300m away) with no services. But it was in a small hamlet and adjoined a fully serviced road, so well overlooked by country people who soon became friends or acquaintances. In 18 years I have only had one incident - a padlock was cut but nothing was taken so adjoining residents or their dogs had obviously interrupted them.
I had water connected at no great cost, to a standpipe inside the field, next to the road, and negotiated with the electricity suppliers to provide the cable and we would put it in the same trench as the water pipe which took the supply to the buildings - came in at under £300. But that was 18 years ago.
No comparison with livery IMO - you are in control, you can make decisions based on your horse(s) and not everyone else's, but you do have to do the maintenance yourself. Buildings. muck heap, storing (and maybe making) hay, weed control, fences - even with all of that for me it was cheaper because at that time I had two brood mares and followers. And you can have paying guests if you have enough land, further reducing costs.
 
We did this years ago. Bought about 6 acres, roughly 2 miles up the road from our house. Loved it, as someone else said, it was our haven. So much better than being at livery. it can cost though. But it depends on what you want. Do you want stables, water , electricity ? Double check where the connection points are, as these can prove very costly. We had a few break ins, 1 was for our trailer, 2nd one they took hose pipe , the third was the most disturbing, as they attempted to steal the horses. But due to having good neighbours, they where spotted , police called and they made a run for it. Be careful how much you spend on it, as if and when you come to sell it on, buyers for it tend to have to be cash buyers. The more it's worth the smaller your market. We sold ours. 2 years ago, but we where very lucky as the neighbours bought it.

Over 30'yewrs ago, we purchased land some 3 acres from home. I then moved to a mile from it, brought bigger house later on and now live 3 miles from it.
The only minuses are the maintenance, takes a lot of time and money to keep on top of it, and when you want a day out or a holiday, have to pay freelance groom to do the horses.
This is minor compared with the fact it's mine, I can have as many or few horses as the land can take. Have running water and solar electric. 4 stables, store room 2 shelters and a barn. All had to have planning permission.
After the very wet winter 2 years ago, when fields and turn out was difficult, I applied for planning for a 20x40 m arena and that has recently been agreed. So, I have everything I could have ever dreamt of.
The only other thing that I have had slight issues with is insurance. I use NFU and their prices seem to have soared lately, never having claimed. But, nowhere else even comes close to their cost, as the land isn't attached to the house.
 
My land is 2 miles from my house. We did ren part t one time, but now have more animals so need it all for our own animals.
We got Planning Permission for block built barn/secure tack room/stable/large shelter, and we have mains water but no electric. Sadly we are unable to live there.
We have been burgled once in almost thirteen years.
We can do what we want when we want, and do things like arrange our own worming routine etc. Would never go back to livery of any sort.
