I wonder if anyone can help. I am posting on behalf of a work colleague who has a field next to his house that he would like to rent out.

It is approx 2 acres with a mains water trough, good grazing 30x15 ft (approx) barn and what was sand school (now covered in grass). The access is through a gate that backs on to a bridleway, getting a car in would be difficult. It is in a very queit village surrounded by houses, therefore very safe. Does anyone have any ideas how much he could get a month? Obviously the access is a disadvanatge and the hacking is probably average.

I have suggested he could be looking at £60-£120 a month, but could be totally wrong

Also, would he be held responsible under the new animal welfare act for any neglect etc if it were to happen?

Sounds great! I pay £90 per month for a 2 acre field with water, a field shelter, lockable tack room, feed room & rug room, we have no school but access to great hacking. I don't know what the price of diy is around your area but £100 a month should be ok I would of thought
 
He would have enough ground for 2 horses so I would be looking at around £20 per week per horse without making any upgrades to the property (to include water).

Personally I would get on and renovate the sand area and perhaps install some stabling and a secure area within the barn and then double the amount asked in rent.

Im not sure which area you are in so location will make a huge difference. It may be worth getting in touch with a local land agent and asking for advice .
 
Round here for similar field with water, no shelter (except natural) and no possible school area you'd pay roughly £15-£20 per horse per week.

That is what I would do also, but to be honest I don't think he could be bothered with the hassle.

The field is in Torbay, I have no concept of prices up there as I am right on the edge of Dartmoor, but £15-£20 is probabaly what people pay down here as well.
 
Ah I know both areas very well!

Given he doesnt want to much imput Id ask for £20 pw per horse BUT make it clear that the barn is just a shelter/storeage and is not for stabling (not sure how the planners would react if a third party started putting up walls!).
 
I pay £50 per month for 2 and a half acres with no water, elec or anything! I have a mobile field stable but I paid for that myself!
