Talk about getting stupidly stressed out about it!

My 2 are full livery (that is a non negotiable) and currently camping at my trainers, which is absolutely fab, but has added over an hour to my round trip to the yard. We have to shift, but the conundrum ...

My big bay lad has arthritis in his fetlock, and last year went bi-laterally lame in front over winter, arena surface was the suspected culprit but 6 hours of daily turnout sorted him very quickly, and a fab surface has kept him sound. We had to leave the yard I loved and all my friends.

Option 1 - lovely little yard, nice big arena, surface seems fine, off road hacking, proper all year turnout. Hot horse shower! Very friendly. Would cut my extra journey time by half.

Option 2 - new professional yard just opening, quiet hacking, no extra journey time, 2 minute drive to an indoor, winter turnout available but when the ground is wet in winter turnout may only be an hour a day, but in the field.

Option 3 - again, no extra travel time, lovely big outdoor with small indoor. No field winter turnout but promise of turn out twice daily in the indoor throughout winter. But then I hear some worrying things about new YM, and the deal on offer keeps changing, suddenly winter turnout may be available, others may not want to use it, I may have all day ..... Despite facilities, something is saying run run away!!!!!!!

I am a senior professional used to making big decisions decisively with confidence ... But I can't sleep over this one!!!!!

Can Raid the kids haibos for you and offer big mugs of tea all round xxx

Where is the new one?

From what you have said, Option 1, I know how hard it is to find all year turnout here!
 
Like option 1.....follow the turnout, if your lad has arthritis then it should help him.

Another problem with option 3 - when the school is used for turnout...where will you ride? I would not want to already have doubts.
 
The guarantee of proper daily turnout means its option 1

With the others the turnout sounds as if it could be very restricted, as you are full livery it may be hard to have any control, option 3 sounds as if they have no idea what they are going to be doing and it may not just be about the turnout:rolleyes:
 
Another vote for option 1. It seemed to have everything you asked for except an indoor? Even if one is only 2 mins away, when you have come up after work in the winter do you want to be bothered faffing about loading and travelling? If it isn't on the yard its not worth it.
 
But make sure the livery packages work - my two were on part livery for years and we had all sorts of variations from stuff them with hay whenever they are in to "ad lib" means one section a day and when you are not there we will only feed your horses chaff (no nuts or sugarbeet).
 
Now does anyone's mind change knowing that option 1 stables are 15x12, winter turnout is a morning out (more if weather ok and they are happy but no guarantee of more than a morning). But fields are clay type soil so wet, whereas option 1 is more sandy and good drainage, stables are 12x12.

Confused.... you've put them both as option 1?

I would be ok with 12x12 stables though esp as you have all day turnout!
 
Option one....i havd a mare with djd and at one of our old yards we had to stay in for two weeks because of the weather and had no hackong and she was so stiff and back on to danilon a day.....moved to a ayrd with all yr turn out and she now only has it when its raining loads, snowing or thinks its a good idea to.hoon around on the hard ground
 
Option 1 here too.... NO indoor but if you get all year turnout its a small price to pay.
I came from a large livery yard to a rented field and i really miss an arena but i would not swap it for the glorious hacking here and being able to turn out when i like for as long as i like :O)
12 x 12 stable is fine if your horses get to play out too.
