Competition Livery - some more questions

Thank you to everyone who has offered me advice so far. It has all been noted and most of it is being used too

The things I have as an absolute definite are:

Horse walker
Solarium (includes stocks)
Individual turnout paddocks (option of more than one horse) with posts and permanent electric fencing
Set of show jumps
60x20m arena (hopefully with a fibre or waxed surface)
Equissage hire
Hot shower area for horses
Covered area for farriers, vets, etc.
Area for liveries to make coffees etc
Alarmed tack room/rooms
CCTV to the house
Toilet for liveries
Parking for horseboxes and cars
Trash paddock with a sand surface for turnout when the weather is dreadful and fields waterlogged (happens in our part of the world)

The things that I am still thinking about which could also be a longer term plan (rather than done immediately) are:

Gallops around the 18 acres
Summer jumping paddock
Training days / clinics


How does all of this sound???


We have also had the planning guy up today, and none of my suggestions appeared to cause an issue other than the stables being built in stone and outdoor. We have 14,000 sq. ft of outbuildings and they have basically said they would prefer us to raise the roof on one of them and use it as indoor stabling rather than dropping it and having outdoor ones. What are people's opinions on internal barn stabling rather than outdoor?

Seriously though it sounds great. Regarding internal barn stabling, this is preferred by many owners, providing there is plenty of air circulation. One of the advantages is that you are in the dry, can tack up, remove rugs etc all under cover.
 
Sand freezes in the winter, what about wood fibre for winter turnout? In the winter at our yard we have outdoor pens with a wood fibre surface. No mud fever and happy horses as they are still getting out!

It all sounds super - but what I'd be looking for really was a great rider/trainer to school/compete/train me and my horse or just my horse....whichever.

I would rather put my horse with a superb rider/trainer without all the above facilities than a lottery winner with no knowledge or experience.

I would pay more for Pippa Funnell to take my young eventer and school it in a field, for example, than the local pony club know it all to take it into a yard with all those facilities.
 
I agree with Bedlam. I took my horses out of livery and have a fantastic trainer come to home. We don't have a sand school we use the field and hacking,but would rather put the money towards someone professional riding, as my livery stables had fantasic facilities but no-one good enough to train.
