May I ask what people would be prepared to pay to rent out 5 boxes on a superb private yard in Berkshire RG27 within a 10 stable barn, gallops, covered walker, all weather gallops on site, large floodlit school, paddocks all with post and rail fencing, and miles of super hacking in forest on doorstep.

Would you say that £10 per box per day is reasonable?
 
That sounds like my dream yard! Shame it's in Berkshire, too far away lol ;) I would say £10 should be okay, maybe a bit much for just a box, though to be fair, I pay £20 a day for part livery :)
 
It is Pauline, have you been there before? It's beautiful, looking very seriously at it for my horses and the possibility of a comp rider to base themselves there, it's fantastic location wise for comp riders, with M4 and M3 just up the road, and Welly on your doorstep :-) x
 
Has Mouse got it up for sale then.

Have used the gallops a lot. They are great. Easy for me to hack over from my own yard , which gives me a great warm up and then cool down,so can get straight on and work my horses.
 
£300 per month for essentially DIY livery seems VERY expensive.

I was on a yard in windsor with exact same facilities apart from 2 schools not 1 and not so hacking but 5 min box to Windsor parkfor £120 a month and that included hay.
 
I think you could easily charge 170pcm per box.

Most equestrian centres are charging between 35pw to 45pw depending upon facilities for DIY. It it was just a field and yard then it is an easy £25pw.

Remember you have water rates and electric to work out unless you put in a card or coin meter!

If just one person is going to rent the yard then obviously give a reduction on the other boxes at your discretion.

And think if you want to rent or lease. Leasing obviously is better for both! You get your money quarterly in advance and the notice period is also set at 3 months, giving more security again for both.
 
The right way to do this is to contact a survayer that carries out Agricultural valuations.

This way you have the market price for the area and is the lease adventagious to the landlord or the tenant.
You may have to pay for this but it may save you thouands in the future.
They also can negotiate on your behalf or advise you otherwise.
