Cost for a private use yard near Swindon

Hi, I'm trying to work out the cost of a sole use yard near the Swindon area. The lease would be 4 stables with 2 extra for storage, a lunge pen (which has lights) and 4 acres of grazing. Manure would be moved as part of the cost but electric would be seperate. There is amazing off road hacking for miles and a full sized school for rent with jumps within minutes of the yard. Owners live on site but would have limited interactions (but have horsey knowledge). The person would be expected to upkeep the field and fencing, keep the fields clear of manure (cleared at least one a week if not more), yard to be kept clean and tidy as if own.
What would you expect to pay for this?

I'd expect in my area of NW Surrey that would be a minimum of £400 pcm and max 4 equines.

Example: Adjacent neighbour rents a v tidy yard, is responsible for all upkeep of the 2.5 acres, 3 stables, feed store and small hay store on well draining ground with direct hacking access, for £360pcm.

I'd expect in my area of NW Surrey that would be a minimum of £400 pcm and max 4 equines.

Example: Adjacent neighbour rents a v tidy yard, is responsible for all upkeep of the 2.5 acres, 3 stables, feed store and small hay store on well draining ground with direct hacking access, for £360pcm.
I find that quite cheap considering I used to pay £35 per week for a DIY livery.

One 10 minutes round the corner from you went for £550, 5 stables, turnout described as suitable for a leg stretch only (I'd say it was an acre max) no school, maybe 10 mins ride on a busy road to the common, mains electric. Your neighbour has it good!

OP, is expect to pay at least £600pcm for what you describe, probably more in this area, that's bucks/Surrey prices though.

And that 1 acre patch includes the yard, no grazing to speak of as mostly tree covered!!

But on diy you wouldn't likely to have paid for the likes of muck heap removal, liability insurance, water bills, fence, tree and hedge maintenance, harrowing, rolling, annual stable re creosoting or painting, and you possibly paid extra to park transport too?

Things to consider, thanks. muck removal is included, along with water and hedge maintenance. Hadn't thought about transport but it's a possibility. Fencing and fields would need to be looked after. In the DIY, fields were rolled but if you wanted anything extra reseed or fertilized you'd have to sort that yourself.
