Cost of land per acre?

I know its a bit of a how long is a piece of string, but does anyone know roughly how much 2.5 acres of grazing would be in the Nottinghamshire area? Nice field on a relatively steep hill so drains well. Direct access into woodland with endless hacking and water onsite. horse fields on either side also. No buildings or electricity.

Its worth what someone will pay for it. I would pay £30K personally but small parcels of land do command a premium
 
Said this before, but I need to move. Am on the lookout for land to buy, but the 2.5 acres for sale near me is up for £75,000. :(

WelshD's first sentence is right though. Do a bit of research, work out what similar pieces are going for, decide what you need as a minimum and then what you would be willing to pay extra for - and how much you'd be willing to pay to get those extras.

Small parcels of land that have sold in the past year have typically made between 6-10k per acre depanding on how close they have been to River Trent - the flooding around there has really smashed local land prices this year.

What are the fences and access like, is it neighbouring other paddocks and does it have any restrictive covenants or public access that runs with the land?
