I've got a planning consultant coming to have a look around tomorrow and give me a quote for putting in a straightforward application for building a stable yard for 10 stables. I've got absolutely no idea what the going rate is for something like this.

Site doesn't need change of use and planners seem happy with what's proposed. I just want it to go through smoothly so thought I'd engage with a planning consultant.

Can anyone tell me what sort of amount I should expect to pay for something like this?

THank you :)

I got planning for 8 stables, tack room and hay barn and the total cost was circa £4,000. My application went straight through and so no messing about, if it didn't and needed extra tweeking his hourly rate was £100.

Was worth every penny though and the planners look more favourably on a well thought out application where they don't have to keep coming back with questions etc.

I'm a planning consultant, but not doing this type of work and in the south west rather than your part of the country... but I'd say £100/hr is quite high...I would recommend using a consultant, but make sure they've done similar applications with your particular council, as each council can vary greatly in their approach and what they consider to be the most important issues. Ask for a quotation to get permission, not simply to submit the application, as depending on the circumstances, sometimes there can be significant work getting it through the process as well as just preparing the application. Maybe even ask to see examples of applications they have made, so you get an idea of what you are spending your money on.

I was quoted about £70.00 per hour in East Sussex from a Consultant. In the end we asked a local developer to put the application together for us and his building team built the stables. This worked very well for us as he had a very good relationship with the local council and knew exactly what they looked wanted
