Costs associated with running a livery yard

Hi everyone,

I've been offered a yard to rent in conjunction with my horse transport business, can anyone tell me rough costs for insurance, employers liability, 3rd party insurance costs?

And also anything I may have missed - yard owner covers maintenance so thought about muck heap removal, electricity, water, staff, field maintenance etc.

We pay around 1500 per year for employee liability , 3rd party ,
and public liability , no liveries tack can be covered on this policy and I insist that all horses have basic insurance for theft straying and 3 rd party liability. Field maintenance by a local farmer along with muck heap removal is around 1500 per year dependent on field damage , we do not blanket spray weeds we are selective with what part of the pasture we top or spray, a 100 per year is our average bill for our water troughs , and around 30 per week on electricity . Outdoor school lights around 5 a week if school used every evening . Fencing about 500 per year general maintenance of the stable yard is also around 500 per year .
this is based on 13 acres and 10 horses 2 being mine.
hope this helps our house and yard rates are 4500 per year as well so it's worth checking if you will be paying any . Rubbish can be a pain to dispose of as if the local tip won't take any rubbish they think comes from a buisness .
