D.I.Y or part livery in Leamington/Warwickshire area

I'm currently not happy with the yard where I keep my horse.

He currently lives out 24/7 which I would like to continue as he needs the freedom to move around due to arthritis in his back hocks.

However I do like to have the use of a stable, so I am able to bring him in to feed, brush, tack up, etc

I tend to do more school work than anything else, occasionally will ride in the fields so the use of an all weather ménage would be ideal.

We don't tend to ride in any traffic so off road hacking would also be ideal but not necessary.

I'm looking for something that's friendly, welcoming, and not too exspenive, with good security, storage and a must- good communication between liveries and yard owner when necessary.
