Difference between livery & renting

Does anyone know if all the rules and regs that go with having liveries still apply if you were to just rent a whole yard to the same person?

I wouldn't have thought so, because livery is a service you are providing - renting land/stables is just that, it's not a service.

just make sure you have a contract in place regarding responsibilities for repairs, fencing etc and if you are 'fussy' about the place being kept clean/tidy. My partner ran a livery yard for many years then half was rented off to another person - she destroyed the place in a matter of months and it looked like a scrap yard by the time she had finished. I would also insist on making regular visits to make sure it is being kept in good condition.

Thanks for your advice. I'd def get a contract drawn up and set a few ground rules from the start.
