dilemma!!!!

Sorry its so long!!! i moved into a yard 4 weeks ago with 2 friends (we have the whole yard between us) when we came to sign the lease i was the only one who could get deposit together. i stumped up all deposit, so the lease is in my name. myself and one of the others work full time the third does not work so mon-fri has been doing the feed and turn out. last two weeks my daughter has been helping. the other two seem to be living there and the tack room has turned into an aladdins cave of electrical items. my lease says water and electric included within reason. on friday i got a call at work they had installed a washing machine (cutting the water pipe to tap) and it had flooded leaving 5 inches of water in the room . my OH had to take a day of work to go and sort it . now they are telling me all yards should have a washing machine and they are going to leave. i asked the landlord and like me she was worried about water and electric bills. one of them lives in a small bedsit and has also installed all his wordly goods in the storage barn, and every where is a mess. i spend all my time clearing up after them and feel like they are running a muck. they even change all the fencing i when i leave at night without me knowing. my dilemma is i charge them exactly what i pay for the yard per box i make no money at all!!!!!. when i asked for there rent today i was given £30.00 of b&q receipts to cover some electric bits and bobs (that they wanted) and was told that they could not find the receipt for the washing machine plumbing bits but would look for them. i want to ask them to clear all there rubbish out and my oh wants them out. we have a list of people wanting to move in. what shall i do !!

i now that is the right thing to do. i just needed to hear it from someone else. the more i sit here the more angry i get. i harrow the school for them twice a week. i poo pick all fields, i order in all hay etc then have to try and get money of them. i only have 2 horses. they have 7 between them. i am more worried that the lease is in my name i love it there and do not want to have to leave because of them. i am lucky that i can fill it up again quite quickly and pay the rent for a month or two. looks like i am going to lose a couple of friend never mind

As the others have said.

They aren't true friends, they're taking the p*ss out of you and it's not fair at all.
As the lease is in your name I'd give them a written dismissal to be done within 14 days and ask your YO to back you up by telling them she does not want them on the property any longer because of their destruction to her property. Keep copies of all letters and send them recorded delivery so they can't wriggle out by saying they haven't had them.
At the end of the day you are responsible for that lease so you don't needs prats like these to spoil it for you even if they do pretend to be your friend; you don't treat friends like that do you?
The washing machine is beyond a joke, talk about selfish, I would be telling them to sling their hook in no uncertain fashion I'm afraid.

when i questioned the washing machine i was told all yards have them. i have never been in a yard with one before. they have took the p..s from day one. we had moved all horses in then they tell me they do not have deposit. when i got there today they cooked spag bowl there last night. they hang around until 11-12pm as they have no home life. in our tack room we have kettle , toaster, microwave, belling grill and mini oven, fridge( supplied by YO) fridge freezer, hi-fi. and know we have a washing machine. we did have an electric heater, but i moved it out and bought them a calor gas cost me £85. i do have MUG on my forehead though!!! in our barn we have computer, book collection and every power tool under the sun

Sorry, but that is seriously not on. Definitely give them one month's notice and ask them to move out. You don't need all this nonsense; there are some lovely liveries out there who do not take advantage....

You aren't alone though; when I very first started up my livery yard I also had a couple of people like this.....I tolerated it for a while until I had a waiting list and then I gave them notice (in writing) and "helped" them find somewhere more suitable.

I'd take everything that's yours and take it home if you don't need it, just bring it if you do. Is there any chance the YO could turn off the electric say after 7pm (after you've left anyway!) each night and make it clear they are not welcome to stay any later as it disturbs her family - except in an emergency of course, that's different.

I do sympathise with you; we had a lucky shave with a couple, very nice people but their horses are their only hobby and they spend all day at their present yard, trying to take it over from the owner, let their dogs run riot, generally being a very consistent pain; I'm just so glad I said we were full up cos they'd never have left before after dark, would have driven us up the wall!

i have been turning away really nice liveries. i never wanted to be the BOSS we were going to try and all muck in but with my money for the deposit. but i am getting no respect. yesterday i harrowed school. they asked my OH to move all saddle racks and bridle hooks. then we had to fold up all there rugs and put up on the shelfs. as we were trying to do this they were trying to climb over us to tack up to go on a hack. i then half jokingly said this is a DIY yard do you know what that means!! last week they said oh by the way we are out of tea, sugar and NESCAFE coffee. I do not drink coffee but like a prat i bought it.

all these things apart from kettle belong to the other two. i have tried to talk to yo today but she was out and as we are new here i do not want any upset with her. the lady is so lovely and just leaves you alone.

TBH I suspect the YO might be getting a bit p*****d off too! I had someone who moved house and dumped stuff in stable for months without asking. In the end I told her to move it or it was going in the skip the following day. She then took what she wanted and left me and OH to put the rest in the skip!! She didnt even pay for a stable but was a "mate" so I had let it go. Personally I think they are being totally inconsiderate to both you and the lady who owns the yard.


Definitely get YO on your side and ask them to leave.


If you are not careful you will all be chucked out. Id do something sooner rather than later. The other problem is that these two seem to have got together and twos company threes a crowd sort of leaps out at me. I know its very hard to do but be brave. The trouble is youve still got to get them out. Could be uncomfortable for a while.

I would definitely tell them to move on. If not you run the risk that the YO will ask you to go as well

Some people just take and take and take. Get rid of them, they are not friends, and get some nice people to share with you. Set the ground rules immediately and then there is no mistake as to what the rules are.

There are lots of lovely people out there that would love a yard like yours

i would get rid TBH you want to go and enjoy your horses and not put up with this hassle, it is totally unfair on you, and as you say you have a list of others who may be decent liveries.

UPDATE
got to yard with OH to harrow school while they were at show only to find water p..ssing out of tack room door. whole yard gushing with water. when we eventually got door open water level was 5 inches up to bottom of door frame. all electrics blown. OH run in to push connector for washing machine back on we were both drowned rats with a torch. while OH got the water out took 1.25hours i phoned one of them on mobile and lost it a bit. one very sorry over one could not careless. got YO round to see mess. she was brilliant and said that school lights were still on at 10.45pm when she went to bed!!!!. i told her they were going and she was so caring making sure we were ok. have now had to turn water off at stopcock and told them no electric tonight and yard closes at 9pm every night. they have 1 month to find somewhere else. i feel much better now. thanks for all advice it was spot on

Well done. It's the only way to have dealt with it really as things would have become more and more strained as time went on. I'm sure this month will be difficult for you but please don't back down; see this through and then find some lovely liveries instead.
