We are planning on renting out a couple of stables on our private yard and I was wondering what sort of price to charge for the following:
12x12 rubber matted stables
use of floodlit 20x40 sand school & jumps
Good nearby hacking
individual turnout with post and rail & automatic water troughs
toilet & tea making facilities
hot & cold water
bedding & hay not included

Also, how much extra would you charge to turnout/bring in and feeding?

Would we need to sort out a contract and if so what should I include in the terms etc?

This is not an advert as we are not even sure if we want to rent the stables out!!
 
The small yard I'm on in Lancashire sounds similar. I pay £15 per stable but they are pony stables. We buy our own bedding and hay and are provided with a shed to store our hay in (stores a round bale or about 20 small bales) and one pony stable as a tack room in that price. There are four other stables that are slightly bigger and they also have automatic water drinkers. They pay £25 per week and are also provided with individual containers for storage of hay/bedding. The owner charges £2 per week for feeding in the morning but I get mine put in with the price. The owner is elderly and never owned horses so if they need turning out/bringing in we work that between us.

The contract talks about repairing any damage caused and that rent may increase. We had to pay two weeks rent up front as a bond which we get if we leave and the contract states rent has to be paid one week in advance on a Monday!
 
Around £28-30 per week. Then add £1.50 for turn out/in. Nothing for feeding.

I've never had a contract on any yard I've been on - and it's never been a problem for either.

It's interesting what basilcob says about damage - because this (to my mind) would come under general wear and tear (and horses!).
 
£25ea flat rate for stable and field.
I have never signed a contract, but usual honourable rules apply (notice is the same as the period you pay your rent in advance, be it weekly or monthly, damages above wear and tear are paid for, rent on the day its due not when you fancy without prior arrangement etc etc)
