DIY/part livery in essex - wickford area

Hi everyone, I need alittle help..
I am relocating to Essex later this year and I need to fine a yard for my mare.
I have a few things that I can't budge on! I need a flood lit school, individual/paired turn out (all year), and a stable, also hacking is a must but happy to do road work. Ideally my mare would be happier on a smaller yard, she is 25 years young and we still compete.
I work shifts and will be doing occasional nights..

I would be so grateful if someone could help.

Dollymans farm? Two floodlit schools, good hacking. Individual/paired turnout.
It's very DIY though, so no services unless you can rope someone else in to help.
It's your own field though, so can turn out as and when.
