DIY yard for 2 mares - in welwyn / codicote / knebworth / Watton

We are relocating to the area in the next month and need to find a yard that had 2 spaces for two mares (one 15hh and one is 16.2h)

yard needs to be within 7 miles radius of Knebworth. needs to be DIY, have facilities, good hacking, space to park trailer, storage space, be able to buy own hay/bedding offsite and either have individual or small group turnout with 24/7 turnout in summer

so far we have tried;

Linces Farm (no spaces)
Tewin EC (no spaces and have to buy hay from them)
Welwyn EC (only one stable at moment)
Hooks Cross (have to buy hay from them and not 24/7 turnout in summer)
The Holt (have to buy hay from them and no spaces)

people have told me about Bibbsworth Farm but i cant seem to find any website or working telephone numbers for it.

I have also called Codicote Bottom and was bluntly told that there would never been any spaces available there and no point going on waiting list as no-one is planning to leave.

can anyone suggest anywhere else? dont mind if its not a large yard, just need a manege, and to buy own hay in (unless the hay is cheaper than £5 a bale).

no i havent tried Moat Farm as didnt know about it - i cant find a telephone number or website for them - do you know of any?

i have now been in contact with them by email and they have no spaces :-(
