Do i need to draw up a contract?

Would you draw up a contract with someone who was going to rent a stable and field from you? If so, what would you put in it?? Any help and advice greatfully received :)
 
100% yes. Always.
Because best case scenario, you both know where you stand and have a list of responsibilities you can refer to. Worst case scenario they can save you from being sued, ripped off, having your fields trashed, used for unwanted activities etc etc etc.
 
Mine has things like:

1) Fields must not be allowed to become poached (key this year and I've just had to remind my liveries they signed up th this agreement).

2) That I the land owner is responsible for fence repairs (to stop bodge jobs), but that irresponsible damag (i.e not fair wear and tear is covered by the person renting the field).

3) That they can't use the land for a purpose other than intended (i.e not shooting, a storage for their buisness, wild parties)

4) That they can't dump horse manure in the ditches, and block drainage ditches etc.

5) That they can't sub let.
 
Yes.

Horses to have access to water at all times and owners to do or organise regular checks (you don't want to be in charge for the week when they only pop up at the weekend).

Who is responsible for damage/maintenance to fences, field and stable.

When payment is expected and what amount.

Are you happy letting them sort themselves, or would you want to write in some clause for stabling nightly etc in wet weather to save your fields.

Worming/worm counts (even if you have no horses you don't want it on your land).

Notice period.

Will water/electric be in addition or included.

Vet and farrier details and in the event of not being able to contact them to call at their cost in an emergency.
