Just a general asking as I am kean to build a small yard for myself but does anyone have there own yard and not live on site? Do you worry about theft or illness occuring through the night etc?

I keep my horse out in a self build yard in a rented field, which is next to the chap who owns the fields house so not competelty isolated. I dont worry about night illness etc once horses are in bed at night as I think this is something that could go undetected in a livery yard as the local ones I know dont get checked during the night. He has some neighbours ( houses next to him!) which I think keep him safe from theft - and the stables are in a locked field with solid double fencing.

Do you mean a yard as in one run as a livery or just a privately owned stables? We have our own land (12 acres) which we built a couple of stables on and have 2 field shelters (well one's a hay store) on. We do not live there though although I did try and get planning permission at one stage for a log home it was turned down as the land is greenbelt with special provisions on. There are no houses very close by although two have just been built at the end of the track that leads to our land!

I don't worry about illness/injury as such as, in reality that is part and parcel of being a horse owner and you just can't worry about every little thing. I worry more about theft as we have been broken in to their several times in the past but it was to steal specific things (a generator 3 times and before that tack that was in the tack room). We have since got electricty and we do not keep anything of real value down at the stables.

My yard is a 15 min walk from my house,or 5 min car drive. My horses are out mostly but come in for a few hours a day in summer and over night mid-winter. I visit 3 times a day. I have stables and sheds.

I keep my three on someone elses private yard - she owns the place. There are about 15 acres ish, a stable block with two stables, haybard and tack room (which is used as a tool shed) and two field shelters. We have water and electric.

The owner lives about half mile away but it is in fact across a field - if there weren't trees and a church in the way you could se eher house from the yard. I live 2 miles away.

There is one driveway in, which has two gates across, so two heavy duty gates to get through before you are in. Since finding a dodgy looking 4 x 4 parked in the driveway a few times over winter we have had those lockable foldable bollards put in at the road line. This now means that of we drive there, we have to park on the grass track next to the yard, before unlocking. However, rather this than be broken into.

We don't keep tack there.

Again don't worry too much about over night illness as this can happen anytime and anywhere and wouldn't have been picked up at my old yard where the owner lived on site.

Horses live out all year round, only use the stables in case of illness/emergency.

Yes.
My yard is 4 miles from home. Have stables, hay barn, feed shed etc - tho no tackroom as all kept at home. Only small bits & bobs like grooming kit & headcollars left.
Its over half mile away from nearest (non-horsey) house & off the beaten track.

Go down 2 x per day, every day. Only returning for a 3rd time late at night 'if' I'm not happy with the way something is looking - otherwise they are left like others are.
Just as easy for the Fuzzy's to get up to mischief/damage/accident/sickness or be stolen in daylight times as well as night IMHO.

Go for it! :)
