Does anyone keep horses around Headcorn in Kent?

Hi

I'm looking at buying a property need Headcorn, Kent and putting in my own stables and arena. It's in the Watermans Quarter area.

Does anyone keep horses around there that can answer a few questions for me:

What's the ground like? I believe it's clay and can get quite wet but I'll have 4 horses on 10+ acres. Someone suggested mole drains might help.

What's the hacking like? Are there many bridleways around?

Any experience of trying to get planning permission for stables/ arena round there?

Hi, I ride near Headcorn

The ground is clay where we are, it gets very wet (although at the moment, its very dry!) but it does seem to drain quite fast if its windy/sunny enough.

Hacking, sorry I have no idea, there are TROT rides nearer Staplehurst I believe, but we mostly hack on our own land or on the roads.

We are closer to Tenterden. The land is very heavy and sticky in winter.. bit of a nightmare! Can't tell you about planning because not sure which council you would fall under.

Hacking: loads of TROT rides in this area plus a short box ride to either Hempsted Forest or Bedgebury. Or of course the beach isn't a million miles away

The general consensus seems to be that land in that area gets wet, but as it's where we need to live, I guess we don't have a lot of choice!

I might need to pick your brains some more if we go ahead with this - hope that's ok!
