What I want is...
A stable that doesn't leak
Decent year round grazing, 24/7 in summer at least
Good safe fencing
Manage with a reasonable surface which doesn't flood
Manage with reasonable lighting, not just one side so you can't see where you are going for half the manage and the horses constantly spook
A loo that isn't always broken (ok can use stable if desparate)
A drive way that's not full of potholes so it damages the suspension on the car
Ability to source hay and bedding from where you want
Individual turn out if necessary e.g. in cases of injury etc
A yard wide worming programme
Nice liveries who don't think their horse is 'special'
A proper contract so you know what the rules are and where you stand on things

Nice to have but out of my price range!
Good hacking
an indoor school (!!!)
wash down area and heated lamps
automatic waterers
heated tack room
rug drying area
Oh this part could go on for ever

Apart from my drive being a bit rutty i have all of the above for £20 per horse per week!
Im moving in April though as have rented my own place so 4 spaces available if you want to relocate to beds / herts borders!

Sorry to sound smug but this is the yard i run (and have my horses) and I can add to your list good hacking.

The only thing i cant offer is buying you own hay/haylage because we don’t have enough room for that many open bales however the hay is excellent and so is the haylage so there is at least a choice and i wouldn’t ask anyone to feed a bale that i wouldn’t feed my own horses. You can get your own bedding and you can be on straw if you want to.

All the rest we offer as standard, including a spare paddock for injured horses not that we have many.
 
would love that yard! Can't even complain about the broken loo, there simply isn't one - at least my stable is clean an private! Liverys don't even need to be nice, I would settle for sane! Would also drop good lighting on the menage off too, a non flooded menage would be just fab!! Am searching for the above in somerset so if anyone has tracked down such a wonderous place then do let me know! Have decided that glos doesn't have this in my area!
 
I think ours is almost there,....grazing could be better, drive a bit rutted but not damaging. Oh and loo broken atm but thats cos of frozen pipe bursting!
 
Mine has all that except the hay/haylage, but the haylage we use is reasonable (£1 a day for as much as we want) and is very good quality. I would choose it anyway. The individual turnout isn't standard but we have a very understanding YO who will sort something out for us if we need it. My boy spent the summer in a small field with a 20 year old who liked a quiet life as he had bad feet, but now he's back in the main herd as he's better and the older pony isn't around any more.
 
my yard is all of they things apart from the drive and sourcing own hay i imagine she'd let you but hers is the best in our area sourcing own bedding go for it
 
yea we're on one like that, other than sourcing your own bedding/hay as its included in livery costs. if you wanted to pay extra and buy your own you would be welcomed too!
