Is there a market for small scale liveries in East Anglia?

OH and I are thinking about moving there and would like to rent out a few stables so that Daisy had company and we had someone else around the yard to hack with etc. Land there is so cheap that we wondered whether there is a market for liveries or if most people just buy their own land?

Set up would be small yard, 12x12 outdoor stable, storage space, good grazing on a 24/7 turnout in summer and in at night during the winter, and a 40x20 manege within a year or so of setting up.
 
I'm between Wisbech and Cambridge but nearer Wisbech. Anything much south of me is very expensive. I have my own land but just keep my own horses. My neighbour used to do liveries but gave up - too much hassle for not enough return. I don't know of anyone in my village who has a horse on livery. Nearer Cambridge I know of people who are on livery - but the prices are much higher and as for the price of land - shocking. Round here the school might be a pull - not many people have them yet.

FIND ME SOME we are struggling to find some nr kings lynn
too many horses where we live,but agree a school would be a asset not many around this area
 
We are near King's Lynn and land has ballooned in value since we last lived in Norfolk. I do believe the Fens are cheaper but Norfolk is pretty pricey now.

I can assure you around about Cambridge it isn't!!

But then that's exactly why yes, there is a demand for livery.
 
I'm near Holbeach and lots of small yards about my way without/witout arena's - all have spaces - in fact a girls I know has just put hers on livery as she was refused PP for stables at home - 20 box yard, 35x60m arena, decent hacking and some xc fences - only livery there.

We keep ours at home and tbh most people round here seem to either do that or keep them on full as they don;t have time
 
I am also between Wisbech and Cambridge and yes there is a need for decent small livery yards!

I currently pay £30 per week for assisted DIY - he is turned out / brought in for me. This includes all year turnout - not common with the wet clay soil around here - and 40 x 20 menage (which is not flood lit).

However this weekend I am looking at another yard £20 per week, better fields with field shelters, and 60 x 20 flood lit menage.

Both these yards are small - ie 6-7 horse yards.

The other thing is because the land is so flat and "fertile" most of the land is arable rather than grazing so prices certainly are not cheap and East Anglia is having a building boom at the moment also!
