Edinburgh / Penicuik house prices & livery yards

My OHs office is being relocated to Penicuik so we have to consider moving. Im terrified as I have 2 horses (soon to be 3 but Im trying to sell/rehome one) which Ive always kept at home. Looking at house prices, Im slightly horrified and I cant even find any with a couple of acres. Are there certain areas I should be focusing on? Happy to go further away as long as in commuting distance, but would prefer to be north if possible as Ill be travelling back to Aberdeenshire quite regularly to visit my mum and friends here.

I realise I may have to consider a livery yard but my horses live out and Id want DIY. Do these exist and at what sort of price?

At the moment Im wondering if we stay put and my OH travels down for a few days at a time, as Im really concerned we'll take a big step down property wise otherwise... we need a decent size house as Ive got 3 boys! And has to be near good schools. So much to think about, I just dont see how its doable without masses of £££. Help please!

There are loads of livery yards around that area.

Not sure about house prices around that area but it’s a very horsey area and close to good centres and motorway access for competing.

House with land in central belt is very expensive...but look south of Penicuik to the borders and prices are much more comfortable. ..OH will have to commute anyway?

I would think the likelihood of finding a house with a few acres around Penicuik/Edinburgh for a reasonable price very slim!
But if you were looking for livery there are loads of choices. And there are so many houses being built round about! Just about every space.
I rent privately but definitely could recommend a few different yards.

Thanks, do you know roughly a cost for DIY? Does anywhere have private paddocks as Id want my 2 horses kept together (not in a big herd as one is older with a past injury)

There are one or two that could well offer individual paddocks. I have a friend at one so I will sound her out!
You could probably pay between £15 and £30 a week, but you very much get what you pay for!

Thanks thatd be great if your friend can advise. Id love a school to ride in and thats about it facility wise! Im more concerned that my horses can have a paddock just to themselves with a field shelter. Would love a small private yard with as few others as possible as Im not used to livery and wish to avoid the bitchy stories I hear!

Borders is just too far south for me. My mum and friends are Aberdeenshire so I would intend to visit regularly, thats long drive with 3 young kids! Thanks x

MagicMelon, I am very local to Penicuik (moving there myself in the summer) and my horse is on DIY livery around 10 minutes away - I can PM you some specifics, or if you wanted to come down for a look one day I'd be happy to put you in touch with the local yards - there are a few, but they're all different with different clientele.

MM honestly l‘d have a look at the Borders area, you may find something with a few acres if you’re lucky and having horses on a yard when you’re not used to it will be a nightmare. Yes there are lots of livery yards around Edinburgh but the whole set up is very different to Aberdeenshire. Once you’re familiar with the roads it’s not that difficult to get from the Borders up north. Alternatively look at somewhere to rent and get a feel, you may then find somewhere for sale which isn’t on the open market. Sadly house prices in Aberdeenshire are very much cheaper than those around the Edinburgh area. Alternatively you may find somewhere in Lanarkshire?

15 or 20 minutes south of Penicuik on the A701 or A702 puts you firmly in the borders with more sensible prices :) Also West Lothian can be value for money.

I'd look at Fife if you have to travel north regularly. It can take ages to cross the central belt/Edinburgh. Edited to add: I've just re read this and it is Penicuik you are moving to, not Edinburgh. But maybe your husband can commute by train?
