I'd not be asking for legal advice on here, particularly by PM, you have no way of knowing who has any legal expertise other than a fondness for Google.

Agree with above. Get proper advice. As it is property related not equine specific, any solicitor should be able to help you so get on the phone for a chat. Good luck x
