Title makes it sound more impressive than it is. Its a small set up with 2 stables and a few acres.

We bought our property a couple of years ago, pretty much at the peak of house prices. I know prices have fallen drastically, even for equestrian type properties, however would you get a return on building an arena? Its a lot of money and I don't know if we can afford it, if its just money down the drain and won't ultimately increase the value of our property. Not saying we are looking to move for a good few years yet, but you never know what is around the corner.

Any experience/ expert opinions really appreicated.

My guess is yes... as long as you dont go mad and spend over the odds or the opposit a bodged muddy mess, I would guess most people would have a menage on a must have list after stables and grazing...

Thanks. If we get planning, then it'll be done by a very reputable arena company, and will cost approx £20k. I desperately want one for my own use, but the non-horsey OH has to see some benefit to the value of our property to make the financial committment worthwhile.

Chat to your local estate agents, they should be able to advise you on the property's current value and whether an arena is worth while. If you can consider doing the arena yourselves and getting a nice surface for it which should considerably cut down on costs (we did a 20x60 for just under 10,000).
