Fair price grass livery glos?

Hi there, am presently moving to near upton st leonards in glos, have been offered 3.5 acres excellent grazing + field shelter for my two horses. No arena, water but no leccy. Terrifc location tho in great hacking so I want it!! Lady was not thinking of renting it but now is, so she has gone away to think of a fair price. What do any of you glos guys think would be fair?? Grass livery in our area of Glos is anything from £10 to £35pw depend on facilities, I would say although excellent grazing the lack of on site facilities would put it at the lower end, she may want to rent it as a whole though rather than per head.
