full livery in the South East is anyone filling spaces??

im depressed, have a nice private yard with 6 horses and space for one more and just cant find a livery...I offer really 5* personal care and yard is wonderful with nice school, decent all year grazing and hacking opposite..however I cant find a livery via local ads, Riding club or feed/tack shops..one of my friends knows another yard that has had space for 4 months..I thought this was the time of the year people moved to better places due to mud etc but am I wrong or is the credit crunch stopping anyone moving....views please!!!

Kent, just near J5 and J6 of the M25 so a good location as easy reach of decent competition venues like oldencraig and good shopping like Frogpool!!! ..always the way isnt it in the Spring I had 3 people desparate to come via word of mouth and now nothing!!...
 
I do think the credit crunch is effecting people, All the livery yards around my area all had waiting lists this time last year, now I could take my pick of any of them as they are all half empty. A lot of people are looking for cheaper options this winter. Fingers crossed you manage to find someone.
 
Hi Alex, may I say how nice I think your yard is, I'm sure that anyone moving their horse there would be very happy!

I think it's the current financial climate, it took me over a year to fill my small yard, last year I was out competing or rallying every weekend; think I've been out six times this year, very fed up over it!

Thanks Chris!!..its sad really though as i know loads of awful places in the area that people are paying more for and not getting turnout/feet picked/rug changes etc and I cant get a offer...last year I had 3 DIY go and filled them with assisted immediately so lets hope..lots of RC people know my place so thats a positive...

why dont you venture down to our dressage in november ..its at Hilders and very informal...

It might be that people are now hunting for DIY instead of Part or Full to save on the spaces. Have you thought about having a couple of DIYs?
 
I cant afford to to do anymore than the two DIY's I have..im very flexible though and happy to do less like 5 day livery and owner does weekend etc or they can provide bedding and feed if they want..the type of person is more important to me as its a very nice place and i have a lovely bunch of liveries now with no bitching etc...
 
Your yard sounds fantastic, if you were nearer to me I would move in!!
Have you advertised enough, are your adverts well written/eye catching with nice photos? Just keep on advertising , advertising as much as you can.
 
I wonder whether the rather nice Indian Summer we have just had has meant people have kept their horses out 24/7 for longer than they would normally. Now the weather is due to break and owners start to struggle with mud and rain they may be keener to avail themselves of your livery services in the next few weeks!

It is a lovely yard so I'm sure you will fill the spaces soon!
