Full livery North Leeds

Hi, I'm looking for a new livery yard in North Leeds - must do full livery (ideally 7 day) minimum of a good sized outdoor arena ideally with good hacking and year-round turn-out. I'm currently in Horsforth (I live there too), but I've decided it's time to move on, and other yards in the area don't tick those boxes. On my radar are Grange in Arthington which is currently top of the list, and also Ledston and swithens, both of which I think will be too far. I went to see one in Collingham earlier in the week and again that was too far out. Am I missing any? Unfortunately I work full-time and have to commute in the rush hour so I'm reluctant to go too far. Any help greatly appreciated!!

Swithens have "all year round turnout" but for 6 months of the year you're in a tiny mud paddock in winter with 3 other horses and rubbish fencing.

Grange farm have genuine all year turnout in the same field all year round though the grazing is not great quality because of this.
