Hi guys
im getting ready to open my livery yard and i have priced it all out..
but basically if you have full livery what do you pay monthly and what is done for that ?
thank you in advance ...
i have 11 loddon stabels, 160 acres off rd hacking , 40X20 menage flood lite , lots of grazing with post and electric fencing
everything is brand new ... xc course being built next yr
also please say what area if you dont mind as london is very expensive compared to suffolk

also what do you hate about your yard ?
and what do u love ?

im in suffolk, 2 years ago my YO was charging 360 a month which included everything except exercising. another localish yard offers the same but you buy your own feed,bedding etc and that is 240 a month

I am in Essex and I am on full livery Mon-fr and everything is included and done for you except grooming, riding and tack cleaning, and I am on part livery Sat and Sun then all feed, hay and bedding is still included but you are expected to muck out, make up haynets and feeds and bring your horse in (they are still turned out and fed). There are 10 horses, 20 acres, a horsewalker, 60x20m school, excellent hacking and a really good individual service offered, no extra charges for holding for vet/farrier or administering drugs/dressings etc. (can you tell I like my new yard?!) I pay £369 a calendar month for this.

at my yard we have loads of turnout, 20x40m school and use of all jumps, horse walker, solarium, great hacking, shower area and everything is done except grooming and riding, and everything is included. Pay £265 a calendar month, and thats in Kent. I LOVE it there!

I'm in West Mids and pay £290 pcm for my full livery. This includes turn out and bring in, rug, groom, mucking out and bedding, all hay/haylege and feeds. It also includes annual vaccines, regular foot trimming (but pay extra if horse has shoes) and annual dentistry. No riding is included in livery. The stables have webcams and rubber mats. Yard has indoor and outdoor schools, horsewalker, wash box and solarium, heated rug room and secure tack room, smallish well fenced paddocks of up to 3 horses, field shelters in all paddocks.

I like the fact that my YO is a fabulously talented horsewoman and puts the horses' welfare above everything else. I like the fact that the yard is so well run and my horse has 5* luxury and a fab routine. I love the facilities.

I'm still getting used to the fact that the yard is soooooo quiet (it's actually a retirement livery, but there are about 10 ridden horses, mine included). But that has a benefit as well, which is that I can always use the facilities whenever I want! There's nothing else I dislike about the yard. Oh, I'd prefer that the outdoor was floodlit, but with an indoor as well, can't really complain too much about that!

where are you? I'm looking at the moment and am currently on a waitlist for 2 places.

First is a very smart livery yard with 3 floodlit schools (1 indoor) and either individual or pair turnout. Rubber and shavings stables. Includes all hay/haylage, feed, 1 bale of shavings a week, turnout/bring-in, rug change, muck-out. 5 days a week (owner mucks out and bi/to on the weekend). £390 per month.

Second is a large riding school / livery / dealing / hireling yard. Indoor school but times of use are restricted for the liveries. Group turnout. Includes all feed/haylage mucking out etc. for 7 days a week. £385 per month.

Neither include riding and both are in Hampshire

Hiya, when I was on full livery I was paying £80 a week, or £350 a month.

This included food, hay, woodchips, bring in/ turn out, changing rugs, mucking out, holding for farrier/vet etc.

£98/week including turnout, all feed, all bedding, changing rugs, supervising farrier/vet/dentist/etc. visits. Unlimited use of outdoor all weather school, XC course (up to BE Novice standard), free lorry parking, onsite yard manager. 24/7 turnout is an option.

I am still waiting to meet the landlord (the Queen) though...

I recently opened a livery yard in Wiltshire. I have a lovely set up, small yard with 14 american style stables, 30 acres, menage, grass gallops, 15 miles of riding around farmers grass strips round fields, direct access to the downes, secure tack room and a common room.

I only offer part and full livery services and my fees are as follows - part livery £65pw. This inludes daily care of horse over 5 days i.e. feeding, turnout, muck out, bring in, groom and rug up. hay/straw, basic concentrates, and all paddock maintenance. I charge £90 for a 7 day part livery.

For Full livery I charge £85 for a 5 day week which is as above but exercise included and tack cleaned 1 x a week. For a 7 day Full livery I charge £110 pw.

Well I must admit, I think you are all very lucky paying the prices you are paying, and for those of you with a yard, how on earth are you making a reasonable living. I have a small yard just outside of Newmarket which offers a horsewalker, all-weather exercise track, year round turnout in post and rail fencing, jumping paddock, etc etc etc. I buy in the best haylage (regularly analysed), buy my feed in bulk (well known reputable brands), and get trade prices for my dust-free shavings. All the stables have rubber matting, most have heat lamps, CCTV, alarms, rest room, etc. etc. but by the time I've paid the outgoings of feed, bedding, etc, and then having to pay the business rates, and all the official bits and pieces, I am struggling to earn a wage from it, and my charges are a lot more than anyone on here so far is paying. I have over 30 years experience in most disciplines, compete at County and National level, breed and produce, etc. etc. I don't charge for my time when I deal with farriers and vets for my clients, refreshments for owners are all free, and I'm happy to accommodate any specific requirements within reason, but I find I'm struggling to earn an honest living because half a dozen people along my road that don't know anything at all about horses, take in horses on livery with just an acre of land and an old shed to house the horses in and they seem to get away with it. I really wish there was more checks on yards just opening up to earn a few pounds cash in hand. Sorry for going on, but just had to get that off of my chest!

peeniless im sorry you are struggling , yes its does seem unfair that people get away without paying buisness rates and get cash in hand
but there is a new law coming out soon so if you are a livery yard you have to be registerd ect so i think there will be a few closing ...

im lucky i suppose as the yard im opening is because i want to earn a bit of money as hubby is well off ....so im not doing it to make a living thank god .. its more coz i love horses and want to be busey now my little one is starting school..

are your rates high what do you pay yearly on them? maybe its due to the area your in ?
cant you put your prices up , or start hiring out your school to get a bit extra ..... just my thoughts

I am on a yard with year round turn out (unless the weather is really bad but last year they were kept in only about 4 days with bad weather), we have a very large outdoor floodlit arena but that's about it for facilities. I pay about £368 per month inclusive of VAT and for that I get daily muck out 7 days per week, turned out, rugs on and changed to stable rugs as needed during winter, fields poo picked, hooves picked out when they come in, feeds made up although I choose to do that myself, unlimited hay; if you're on shavings, which I was, you get one bag per week in the livery fee and pay for any extra, if you're on straw its unlimited. I pay extra if I need clipping, someone to look after him for the vet, brought in outside standard times (go out about 7 come in about 3). I pay £5 for the hire of the school if I bring in an outside instructor (which is one charge I don't like because I never insist on it being private use). I love the yard because 99% of the people there are great but I would love it if I could move to a more luxury yard with far more facilities. Anyone planning to open one in NW Leicestershire please let me know !!!!

I pay for my feed, not included as standard, and I pay for wormer although both are delivered to the yard.
