Full or flexible part livery yards in the north east?

I've posted about this a while back but I'm looking again.

Moved to the area about 5 months ago and horses joined me shortly after. Been on one yard for 4 months by after a few things going wrong I've decided to move. So..

Looking for a yard about 20 minutes drive from Newcastle city centre. Don't mind what direction but have a few criteria

Must have an arena, do either full livery or flexible part that I could work around my shifts (would consider DIY with extras), ad lib hay/haylage and generally be a knowledgeable all round yard. Anyone know of any spaces out there?
