Ive just gone up yard to do Benson and YM was there he said finace man wants the 2 months rent ive ALL READY paid but was lost/taken from green house were i left it only reason i left it there was because he refused to move fence over unless i payed it (wasnt due) and Ben had NO grass.

i said i couldnt pay it as A i all ready have B in skint this month, Ive then asked how much notice i have to give (contract says month but people have left short notice) hes told me my months due 16th and he wants me off by then and still wants months payment. 16th is next wednesday i dont have a yard to move to and i dont understand why i should pay month im not there??? im so scared wednesday will come and my horse will be tied to gate

Damn, not a nice situation!! I guess all you can do is search for a new yard (even if its a temp one) asap. Personally i wouldnt give them the months money, , especially as you have already paid it. Its sad when people behave like this.

Don't really understand from your post, do you normally leave your rent in the greenhouse? If not, Why was it left there and not given in the normal way? (sorry if im being blonde!

Ive give him it in habd and get a recipt, only reason i didnt is because he txt saying he refused to move fence till i payed it and ben had no grazing, gave him 2 months rent hadnt seen him up there in month so rather than ben have no grazing waiting to see him i left him it and txt him saying it was in there

I wouldnt pay the money, no way.
Agree with previous post, find a new yard quickly, even if it is only a temporary one and move him. I cant stand people who trick others about money, and it snot like livery is cheap either!
Good luck x

PS: possibly planned this the minute he got your text saying you would leave it there and thought he could trick you and get double that way. Dont give in to that.

If the money has been taken then surely he would have reported it to the Police? Do you have proof that you left him the money? Was it a cheque or cash? Also, do you have a livery contract, I would check if it I was you. If he wants you off, then he probably has to give you a certain amount of notice, but again, its very hard to enforce. Is there anyone else on your yard you can get help and support from, is the yard BHS registered etc?

Its a hard one, but dont let this idiot push you around. Where abouts in the country are you, as I know our YO has some grass keep vacancies?

PPS: I wouldnt wait for the notice that he has to give you (if any). I would want my horse off that yard asap in case he would do anything ...

Yea that was my other thought, as you say the money has left your account im presuming it was cash, (be hard to claim it had gone missing if if was a cheque!) But i guess if he did try to come after you for the money and get legal advice you would have the withdrawal on your statement and i'm presuming you have always paid rent on time before so think he would have a hard job proving you didnt pay.

Good luck and i hope you get out of there without too much trouble!

I was wondering how you got on at the yard you went to see, as I missed any update. I assume it was no good? Can any HHOers in the area help you even just in the short term?

God knows why you're still there.

Presumably they know the money was stollen, and have involved the police in the theft??

So why are they demanding more money from you.........

Get your arse off that yard even if you have to take him somewhere else you dont like for a while they have obviously got it in for you on that yard as you have had other problems it just amounts to bullying and tell him to shove the money right up his arse. Where abouts are you and do you not have any other horsey friends that could help you out?

Agree - get on the phone & ring round other yards . Remove your horse asap . What a dreadful situation to be in - hope you find somewhere very soon x

Just be careful not to let them know you gonna walk off without paying as i have known yards that have been owed money and have put locks on stable doors or entrance to yard so you cant get them off.

Oh my god, if you are at a yard near Tunbridge Wells (recognised the photos in your sig) then I feel for you. A similar thing happened to me when I was there. If it is the same yard then I left last August - extremely quickly

PM me if you like.

Is it worth one last conversation with him to see if you could get him to be more reasonable? Perhaps take someone else with you so that he feels more obliged to do the right thing?

In the meantime I would definitely try to find somewhere else for the horse, but its such a nuisance when you have to rush to move and perhaps end up going somewhere unsuitable, then having to move the horse again. Good luck

I've just had a quick look on the Friday ads website - there are afew livery places locally advertising DIY. One at Pembury looks nice

From tracking previous posts i dont think they are the type of people that will sit and talk about things sound like complete assholes as do other people on that yard

When I was there the "yard Manager" was the part time gardener. He is a fencing contractor by trade which is a joke because the fences are plain dangerous.

I can't believe how this thread has stirred up the feelings of stress I had when my horse was at that yard. I am not usually like that!

I didn't give any notice, in fact I just didn't return after my horse and I had been on holiday (I didn't have much choice-there was NO fence!). I was paid up til the end of the month though.

Oh sweet how awful for you...you really are having a tough time at that yard oh bless ya, get you and Ben off it ASAP...just go anywhere so long as it's not there...wherebouts are you...how far can you travel...i'll have a search on tinterweb see if i can find anything!

Oh i really feel for you right now...you got transport lined up cos obviously he's poorlies...;-(
