Going rate for sole use yard in Midlands

Hi, I am looking to rent out my stables and grazing on a sole use basis.

What is the going rate for a sole use yard in the Midlands?

We have 3 acres (split into paddocks for rotation) and 4 internal stables (grazing only really suitable for 2) but other stables can be used for feed store and tack room/equipment etc.

Other facilities include outdoor floodlit ménage, mains electricity, water, space to store hay and trailer storage.

We will remove muck heap but tenants will be responsible for maintenance.

If you look at local DIY yards for the normal price for DIY livery with similar hacking / school - then add 20-25% for the benefit of sole use. That will give you a good guide.

Pricing can vary quite a lot even by region - which is why what your local yards charge is the best guide.

I have had mine valued at £800pcm. We have slightly bigger acreage but no school. I am in SW Lincs.
