Good vibes needed re:possible new job

Please all keep your fingers crossed. I am off to meet the owner of a new competition venue/livery yard tonight. It opens in September and is currently getting a make-over of a newly re-surfaced indoor and outdoor school. The stables and fields all have CCTV! It is a live-in post in a beautiful converted stable block and I can take my horse and dog. It all seems too good to be true.

I am really excited as I have been working in education for the last 11 years and have kept riding as my hobby (instructing in dressage evenings and weekends). I previously worked for 4 years as a live-in yard manager and instructor at a 30 horse riding school. I can't bear being inside and live for being outdoors and have been scouring the jobs pages for something that sounds right for the past two years. This job hasn't even been advertised but I had driven past the place several times and seen all the work being carried out and so decided to drop a letter in and see if they needed staff.

Can anyone think of anything I need to ask other than the usual hours, pay, contract, insurance, duties, etc.?
 
well done for dropping in the letter! They say 75% of Jobs are never advertised!
(wish someone would drop a contract through my door!) ;)

I would ask rules about Holiday - I.e. can they all bugger off for 2 weeks and leave you totally incharge (nice, but hard work!)
I would ask about your horse, can you have time off to compete, or will you always have to work when the comps are on.
Are you allowed a friend to stay overnight - Or even a chap/lass to stay with you long term(partner ect)
Trouble is - you have to ask all the job questions, then all the house questions, then all the livery questions on top! :)

Sounds exciting! :D
