grazing land - Hants

Hi, have been offered the chance to rent a paddock next door to my own fields and between owner and me we don't know how much would be fair to charge.

It is 3 acres and it would be ideal for me to use whilst my own fields are sprayed etc, and the owner won't rent it just for a short period which is fair enough as he doesn't want it trashed and then the people move out.

But, for longer term use it has water via a stream but obviously no good for washing, cleaning all the usual things, no buildings or structures and no electricity. All those things I would use I would have to take the horses back to my own yard for.

Any ideas on rent would be appreciated.

I was on grass livery (eight acres of good land, land and fence maintenance done, auto filling trough, space in barn for hay and headcollars etc, nothing else) near Andover for £12/week per horse.

Been quoted £500 per annum per acre for grazing land in essex.
