Grazing Land - How much??

2 and bit acres, hard standing, 2 stables plus a 'field shelter with a door'. No running water or electricity (currently has rain collection facilities and a small solar panel). The field is *very* wet and can only really be used when it's dry i.e. the summer.

And it's in Cumbria, on the Lancs border.

How much do you think it would sell for?
 
Here in Cambs it's 8.5k per acre for green belt grazing, unless of course it's adjacent to someone's property who wants it - then it might sell for whatever value it would put on the house of the person buying it, if the seller isn't holding on to it in the hope it'll sell as building plots.
 
I forgot to add. There's NO WAY it could ever be used for anything other than grazing - it's on marsh land. And the guy who owns the woodland next door can't even get planning permission for a little wooden hut and a lake....
