I have been offered the rent of 2 stables, 2 acres, with electric and water. It is right next to my rented house. Very tempting, but means I have to move away from my current yard which doesn't cost me anything and I have been there 15 years (I have one horse and one 11.2hh pony). There are lots of pros to taking this place over where I am now, but at the moment I don't know what it will cost me so I can't make a decision just yet. Owner of yard not horsey at all so has no idea what it's worth. Has asked me to offer what I think it is worth. I don't want to try to con her, but obviously I don't want to pay over the odds. Land not great but ok, basic wooden stables but very good condition. Tack room type room, and hay barn included in the wooden block. On a concrete base on an enclosed yard. Hacking amazing, it's right on an area of public bridleways and tracks. I'd need to do a lot of work to the fencing. Electric all working etc. Fencing on a mains energiser. I want to offer an amount with elec and water incl. Any ideas?? I'd really appreciate any input. Thanks!
 
It would depend on where you are I guess but I would say that it is hard to put a price on that much convenience and peace of mind knowing they are at home with you and you can pop out to them anytime.

If it were me, at my home now - I would be prepared to pay £160-£180 a month for that.
 
I pay £50/week for 3 1/2 acres, 2 stables, haybarn/tack room, open store, and 20x40 school. I have water but leccy is on generator which is fine. Hacking is quiet lanes.

Ok that's really helpful thanks. Would love a school and would definitely pay no matter what if there was one! However, a school is actually part of the temptation, because where I am there is not a school I can even hack to, whereas here there are 3 I could easily ride to. So I have to factor in hiring a school, but at least it is a hackable option here. I think I'd still prefer a private yard next to my house and have to hack to a hired school, than move them both to livery with a school. Even if the cost ends up the same after hiring regularly.
 
2stables 2acres with electric and waterx would have been £22 per week for me but I get it free cause I make sure all fencing ect is done stables are painted ect
 
I had 3 acres with 2 stables, tack room & small hay barn for £10 per week. I had no electric but the owner provided water. I think I had a very good deal though :D
 
Hi, I'm in Hampshire. We rent 4 acres with 3 stables, electric and water but no school or great hacking and I pay £150 a month.
I'd offer £100 a month for it, but ask for the first month free if your going to fix all the fencing.
It's nice having your horses next to your house but I get a bit bored and lonely being on my own.
 
I rent 4 acres very close to home, no stables but I do have a water supply. I was allowed to build a stable and adjoining feedshed on a hardcore base and fence of paddocks to suit my needs for each season. I pay £50 per month for the land and water, I think this is very cheap (but dont tell the owner) :eek: I am also in the west mid.
 
Round here you'd easily pay 300 for that. That's Surrey for you!
In my part of Surrey a 2 acre field split into 3 paddocks, with water supply to 1 main tap & 2 12 x 12 stables, a pony stable & small feed store had lots of 'wannabe' renters for the sum of £350pcm. 1st ones who came up & provided good references got it - and had to pay 3 months rent as an up front deposit too!

We have a small yard that is used as a stand by (so not used at all really), 4 stables, 2 acres including secure yard, water (to both yard and paddock) and electric included and pay £160 a month. I think you need to be looking somewhere around the 120 - 150 mark.
 
Wow these prices are all very reasonable I am on the northants/ Cambridgeshire border and there is a yard not far from here 4 stables 2.5 acres and it is going for £200 per month which I thought was quite good not that I am looking!

Very comparable to me = I have 3 stables and 3 acres, with running water. No electric, no barn, no school, no nothing else and I pay £50/week for it. It is just down the road from my house, and the convenience of having them so close is priceless. I wish I could pay £10/week!!!!
 
I thought I was possibly being a bit optimistic on acreage I put here, and I was. The acreage is actually 1.25 acres (calculated on interactive map website). This is split into 3 paddocks. Doesn't really matter to me because both of mine are on very restricted grazing anyway. I am hoping at the possibility of renting the field next door to the stables for winter which is 1.75 acres (different owner).

What do people think about the value now? It's a very small amount of land for the average person wanting 2 stables (but actually for me is fine).

Further calculation. Plot is 1.25 acres. Grazing itself is an acre.

I,m in Surrey, have almost what you've been offered, 3 stables,(bit run down), 2 1/2 acres, water but no electric, 2 mins from great hacking and friendly neighbour with school and pay £250pcm. I LOVE not being on a livery yard:)
