If you paint choice words on the white part with white gloss and then emulsion over it the words will appear over a few weeks -not that I'm suggesting you do this of course.
Unless in a contract you should not have to paint but leaving the stable clean is a normal requirement and the usual reason for a YO taking a deposit. (liveries that leave in the night leaving a big clean up for the YO )
Fair wear & tear is not a reason to retain deposits and your rent should pay towards keeping the yard maintained.
Do you pay livery in advance?
